Best Time to Sell a House in Charleston SC: What a Year of Data Shows

Market Update

What's the best time to sell a house in Charleston SC? I hear that question a lot in the fall. The honest answer: spring is the busiest season, but winter has real advantages too. Instead of guessing, I looked at a full year of local numbers from the Charleston Trident Association of REALTORS® (CTAR), October 2025 through September 2026.

Here's what they show, and how to use them to plan your sale.

Best time to sell a house in Charleston SC at a glance: CTAR new listings by month from October 2025 to September 2026, lowest in December at 1,359 and highest in April at 2,759, with days on market from 47 in July to 59 in February

What a Year of Charleston Sales Data Shows

These figures cover the whole CTAR region and all property types, from October 2025 through September 2026.

  • New listings bottomed out in December. 1,359 homes were listed in December 2025. April 2026 had the most, at 2,759. That's about half as many new listings in December.
  • Fewer homes for sale in winter. At the end of December 2025, 4,758 homes were for sale. The high point was July 2026, at 5,940.
  • Offers picked up fast after the holidays. Buyers accepted offers on 1,111 homes in December 2025. That rose to 1,456 in January 2026 and peaked at 1,975 in March 2026.
  • Winter homes took longer. CTAR measures days on market as the time from listing to an accepted offer. It was 56 days in December, 57 in January and 59 in February, the longest of the year. July 2026 was the shortest, at 47 days.
  • The price gap was small. Sellers got an average of 95.1% of their original list price in November 2025, the low point. May 2026 was the high, at 96.5%.

So spring brings the most buyers. It also brings the most competition. Winter is quieter on both sides. For the latest snapshot of prices by area, see my fall 2026 Charleston market update.

Is Winter a Good Time to Sell a House in Charleston?

It can be. Here's why I don't tell sellers to wait by default.

  • Less competition. With fewer homes on the market, yours is easier to find. Buyers shopping in December have fewer choices.
  • Buyers are still buying. Even in December 2025, the slowest month for offers, more than 1,100 homes went under contract across the region. People here move for jobs and life changes all year.
  • Storm season is behind you. The Atlantic hurricane season ends November 30.

The tradeoff is time. Winter listings took longer to get an offer, so plan for that. Mortgage rates matter too. Freddie Mac's average 30-year fixed rate was 7.24% on October 29, 2026, down from 7.32% the week before but up from 6.17% a year earlier. Buyers are watching their monthly payment closely, so pricing right from day one matters more than the calendar.

Should I Sell My House Now or Wait Until Spring?

Ask yourself three questions.

  • When do you need to move? If your timing is set, list when you're ready. A well-priced home sells in any month.
  • Is the home ready? Photos and first showings matter most. If you need repairs or paint, winter is a good time to get them done.
  • What does your area look like? The numbers above are for the whole region. Mount Pleasant, the islands and downtown Charleston can move differently, and so can different price ranges.

If you choose spring, don't wait until April. In the past year, accepted offers peaked in March. Being photo-ready by late February puts you on the market before the busiest stretch.

Tips for Selling Your Home in Winter in the Lowcountry

A few simple steps go a long way this time of year.

  • Light it up. Days are short. Open the blinds, replace dim bulbs, and schedule photos for the brightest part of the day.
  • Tidy the outside. Clean the gutters after the fall leaves, rake the beds and wash off the porch and walkway.
  • Service the heat. Have your HVAC checked, and keep the house comfortable for showings.
  • Keep holiday decor light. A wreath is fine. Clear the clutter so buyers see the rooms, not the decorations. My post on how to maximize your home's market potential has more staging tips.
  • Get your paperwork ready. In South Carolina, most sellers must give buyers the state's Residential Property Condition Disclosure Statement before the contract is signed. It asks about the roof, systems, flood zones, flood insurance and past flood claims. Fill it out early, and pull together your elevation certificate and flood insurance details if you have them. My guide to Charleston SC flood zones explains what buyers will ask.
