Living on James Island SC puts you between downtown Charleston and Folly Beach, with marsh and creeks on almost every side. If you want to be close to the city without living on the peninsula, it belongs on your list. Here's what to know before you start looking: how the island is governed, what homes have sold for lately, how to think about flood risk, and what there is to do, including this year's Holiday Festival of Lights.
James Island sits just south of the Charleston peninsula, across the Ashley River. Two main roads link it to downtown and the beach.
Because Folly Road also carries beach traffic, test the drives you'd make every day at the times you'd make them. A home near the Connector and one near the south end of the island can feel very different at 5 p.m. on a summer Friday.
This is the part buyers most need to understand. James Island is not one town. About half the island is inside the City of Charleston. Much of the rest is the Town of James Island, and the remaining areas are unincorporated Charleston County.
The Town took four tries to form. Residents first incorporated it in 1993, and court challenges undid the first three versions. The fourth incorporation, approved by voters on April 24, 2012, is the one that stuck.
Why it matters to you:
Here's the latest from the Charleston Trident Association of REALTORS® (CTAR) for James Island (MLS Area 21), from the September 2026 Local Market Update.
One month on one island is a small sample, and CTAR notes that percent changes can look extreme for that reason. The year-to-date numbers are the steadier guide. For how James Island compares with Mount Pleasant, Daniel Island and West Ashley, see my fall 2026 Charleston market update.

Some parts do. Much of the island is low and close to marsh, and flood zones can change from one street to the next. Some homes need flood insurance for a mortgage, and some don't. It depends on the lot and the home's elevation.
Before you fall for a house, ask for the flood zone, an elevation certificate if one exists, and the seller's flood history on South Carolina's disclosure form. Get a flood insurance quote early in your due diligence. My guide to Charleston SC flood zones explains what each zone means and what to ask.
It depends on what you want from a home. Here's how I'd weigh it.
If you're coming from out of town, my guide to moving to Charleston SC covers the bigger picture.
Is James Island part of Charleston?
Partly. About half of the island is inside the City of Charleston. The rest is the Town of James Island or unincorporated Charleston County.
What is the median home price on James Island?
The single-family median was $727,500 in September 2026 and $710,000 for the year to date, per CTAR. Townhomes and condos had a $395,000 median in September.
When is the Festival of Lights on James Island in 2026?
Nightly from November 13 through December 31, 2026, 5:30 to 10 p.m., at James Island County Park.
The best way to know if James Island fits is to see it. I'm happy to put together a James Island tour: a few homes in your price range, the drive to downtown and Folly Beach at the times you'd make it, and the flood zone and jurisdiction for each address. Or I can start with a custom search so new listings come straight to you.
